Using this quarter's data with occupancy rate 61% and cash flow of 4.1mm x 4, assuming it goes up to 90% for 2 years and come back down to 80% for 3rd year, 70% for 4th and 5th year, then went back up to 80%, using a discount rate of 10%, I get NPV of the company equivalent to ~$1.90 per share. Of course this is very rough calculation and based on a lot of assumptions.
