That is what I was hinting at as for the value the market is giving the company outside of it's license (when people are doing their market cap math). Just emphasizing how really offside the valuation is.
That South Fork property you mention definitely falls into that category. So even has potential to increase in value (based on real estate trends, land value, etc.)
