$1.50 won't happen, stop scaring people they are suffering enough. Have mercy !

Refer to my comment. Retail was appraised at $8 - 13 a share, Real estate at $12 - 15. Since Real estate has been removed from the valuation, $8 should be somewhat of a floor on prices.
