New offerThey tried to buy out the minority shareholders ten years ago and failed terribly, as they lowballed even their independent ( not really) evaluators. They shares went on to double after the failed buyout. . Their own valuation 12 months ago was $35, with the real value probably close to $45, so of course they offer us $30.10. 
  They are probably paying an awful lot of money to keep the two firms separate, never mind a us stock exchange listing, so anything they pay us will be a savings for them.  
  Gven the number of minority shareholdings is relatively small, let's hope they simply do this right and pay a price that few could complain about, let's say $36, or the equivalent in bpy shares. 
 Wishful thinking I gather
