He said the Board talks about a dividend regularly, but they want to keep a good stash in case they need to buy a property. He said they are continually looking at properties and they would rather have the cash on hand for leverage instead of having to dilute to make a deal. I don't think we'll be seeing a dividend any time soon, but I do not have a crystal ball.
