Not sure where you got the 2.7 from. Maybe ref.un
Looking at Year End Financials, Choice made 1.072 FFO diluted and paid out 0,73 or 68.1%
Ref.u made 2.74 FFOand paid out 1.85 or 68%
There is therefore adequate to cover Interest on new Acquisition Debt and cover the Div on new Issue.
It remains in my mind an easy slam dunk to keep Choice as far as the Ref.un share holders are concerned. Better Div altogether.
It may take a year or so for the new management group to make the necessary efficiency changes to extract value
