I entered 2 story factory at 64,000 sq ft in Las Vegas.  It spit out a much more reasonable $6.9 million budget based on median cost index at $108/sq ft.  Even using a "high cost" index it spit out a budget of $9.2 million at $143/sq ft.  I remember reading $100/sq ft somewhere well before this.
