RE:$3.6M w/ 30,000sq.ft$/sq2 is indeed very important but your numbers don’t add up (unless I missed something). If they make 8M$/Q with 80,000sq2, they should make about 32-40M$/Q once their facility is completed. That’s roughly 128-160M$/year. Why would this be easily worth 3B$ today?

And in 3 months we'll have 300,000sq.ft completed. This company should easily be valued at $3 billion today. 

Now the only other company producing more $$ per sq.ft is TGIF where in one month they sold $1.6M from 10,000sq.ft. But that also includes extracts and selling in Las Vegas.
