Key improvements everywhere they finished PIP.
Q1 and Q4 always lower than Q2 abd Q3. Nothing new there.
The payout ratio is always elevated in Q4 and Q1. Its the year you have see.

They got it just under 100% as they said. I LIKE IT. 

The drop was because of fears of divvy cut, nothing like that happening so I am buyer here.

If not, things should creep back up but only if they can bring the AFFO down significantly into at least the 80% range and hopefully lower. 

Shorts look at AFFO the same way a vulture looks at road kill. 

They really need to get their ducks in a row.
