We only start generating profits in a couple of years 
10% on 400 M yearly is 40 M without paying back the debt.
so we would vave to borrow 480M to service the debt to bridge the non productive years.

at 2% it would be much better.

the danger is that banks can call loans and force liquidation to recover their money with interest.
