9% dividend

Divy is now at 8.8% you know buyers are going to come in a scoop at this level. Can you imaging if we did drop below 30 the divy would be 9.2% which to me would be definately way to high.

I would borrow on my margin and make 2% as I can borrow at 7% on my margin;
