Timing

TimingAnother simple thing to consider.  What might the stock have done if the European divestiture was made in isolation?  Obviously a very big deal and validates previous NAV estimates.  Also get them out of that mess altogether other than Netherlands, which can simply be wound down.

Did they make the buyout offer on the same day to cap the rally?  

Two years ago they were touting high street real estate loacations and values, which are impacted very little by retail situation -- at least in comparison to Dept. store boxes.  Monday they wanted the market to focus on the retail environment.....
