RE:RE:Higher Bid Should be SoughtWith consensus NAV/u at 7.24 U.S.$ (latest presentation) you appear to be dreaming. The cap rate would have to drop from 5.25% to 4.0% to be close to your estimate. Realizing that the U.S 10 year bond has dropped below 2%, the buyer would have to be betting that it is dropping much further and not recovering mid to long term. Probable???
