new news?  I have no idea, but management guided to a better Q2 due to stronger seasonal patterns.  What if Q2 is only a marginal improvement?  Analysts would downgrade in such a scenario.  Now, if Q2 is weak, management will place the blame on the budget hotels (whether it is true or not) and claim they have already begun to address the issues (proactive).

Why the hasty decision to sell the entire Economy Lodging portfolio?  When management engages in a strategic review, they almost always provide shareholders with an update prior to executing the strategy.  Exceptions to this rule generally occur only when a buyout offer is received by the company.

The apparent sky high closing costs (> 9%) is a red flag.  Artis REIT is not paying anywhere near those fees.  How successful would you be paying 1% on purchases and 9% on sales?
