Most significantly, you appear to assume a static revenue, which isn't a valid assumption.  With the recent Calyx expansion and all the new brands that have been brought into the family, I think $40 million/yr in rev is actually a safe near-term estimate for California and the upside on that is much greater into the future.  Nevada is worth at least $6 million per year.   We're looking at $45-50 million, without other sources.  

The MC is less than $40 million, which is absurd, and less than 2X revenue (which would see us with a market cap of $44 million).  It's not clear they're going out for more money because they're not cash strapped at the moment and revenues are growing. It is also possible, if they need to, they could choose non-dilutive routes to securing money.

At the moment speculation is out.  The share price does not reflect hope or prayer, it's less than 2x rev.  Another of your assumptions is that speculative capital has permanently fled the cannabis space, which I don't agree with.  As other poster mentions, the US greenrush hasn't even happened yet.  It's coming. 

And, while some people resent the comparision, the only real world measure for the value of what Nutritional High has created in California is reflected in purchase price (pending approval) of OH by Cresco Labs, which is for over a billion dollars - or over $3 per share.  I wouldn't put that scenario in my "most-likely" category, to say the least.  But over a $1/share is not an unreasonable proposition - because what they've built is 85% as prosperous as what OH built OH and expecting 50% or 33% as much cash for that is a safe assumption.   Buyout ... buyout ... buyout.
