WPT Industrial is a very sought after REIT by companies such as BX and others. A takeout will happen ...its just the numbers have to ake sense to the board . I miss my Pure Industrial REIT ( Bought by the Blackstone ;)
Moving to duel currency will increase its liquidity , your right . BUT , it will also allow WIR.U / WIR.UN to join the REIT index on the TSX . This will enhance the share price over the current NAV of Aprox 13.45 USD and share price when this happends. Being on the index will be a feather in the cap of WIR.U and will up the over-all future take-out price as well. Pure inductrial REIT had the same plan ,as did a few re- the REIT index .
As you know Industrial good Ind properties are very hard to find close to urban areas ...
in the meantime , WPT industrial is expanding through partnerships , taking 10% or so of the cost to build the strutures ( and sometimes special builds for clients) and having the first right to buy Ind property when complete . They are conservative , but they do have 600-700++ Million USD credit at very good rates if they want to pull it in and use it . They also have a deal goign on recently with the Canadian Pension Plan(CPP) in Canada which is a very good deal . All this adds up to NAV emhancing the NAv in the future too !

First things first. I'm not sure what "duel currency" is unless its money you get for sword fighting, but the word you want is "dual" . I'm not sure what "Industrial good Ind properties" refers to (good industrial properties perhaps) and "NAV enhancing the NAV" is nonsensical. Perhaps you engaged in too much cocktail chatter this afternoon and want to try again in the morning?
Studies have shown that the positive effects of inclusion in the index are short lived. A comprehensive study in 2004 showed that positiive returns disappearred after 20 days.
And besides Blackstone will value WIR based on NAV not what it is trading at .
I believe that the move was made to enhance shareholder value which is their fiduciary duty. so certainly not by chance. What I am unclear on is how this suggests a takeover is imminent, which was the thrust of your original post. And indeed a takeover may be imminent, but i do not see any linkage between the two.
