Strong "No". They are overdue for a div hike which would have added to the share price.  I don't want to give private equity this cashflow for a modest premium.  I'd expect 50%+ to take this out is better justified in light of falling interest rates, rising demand for Canadian housing, and cash yields being at a premium.  

If it was a takeover by a larger REIT like HR.UN it would be different as we could roll into shares on preferential terms.  This is just a stright up transfer of our upside to these dudes.  Moreover, we have to deploy the take-ou proceeds at peak of market.  Not good.  I would be buying some Brookfield but thinks like BEP and BIP have doubled in 6 months.  Being forced to do so at peak thanks to these opportunists is bad news.

It it goes through with no counter I'd be upset.  A meagre 12% premium is disasterously low IMO.
