Exactly.  How you invest in this market is to make sure the business has assets that won't disappear in the "new world" and that they can pay their liabilities.  Invest for good times, because good times will eventually come back.  Also consider that in good times SRT's dividends were growing around 5% a year.  Most reits barely grow their dividends.  They were essentially bonds.
 

look at Canadian apartment REIT. They grow their dividends at 1-2%.  The price has gone up because yields have gone down.  But 3% yield + 2% growth is way overpriced, Evan with a payout ratio at 65%.
