it's more your neighbours selling a house because they think crime in your neighborhood is going up. Someone buying new in the neighborhood might get a good price but it will bounce back as the crime statistics show it's not a problem and the bonus is you end up with smarter neighbours.
Buying the FIRE.DB, is like buying a second mortgage on the house that is on sale for 26 cents on the dollar. Even if crime ends up being bad, someone is still going to want live there.
