Thanks UV. More good analysis. Sometimes it feels like there are maybe only half a dozen of us on here who have done that basic per-share valuation and see the upside. 

For you and other readers outside of Southern Ontario: downtown Oakville is probably the most desireable place to live in all of the 905. Burlington and Milton increasingly climbing the rankings too. Even in a market slowdown there will be strong demand there. Once things stabilize there will be a lot of pent up demand especially first time millennial buyers. 

Long term, the fallout from the pandemic may be positive for suburban real estate as there is a cultural shift to working remotely and avoiding high density areas and public transit. As Rai keeps emphasizing... real estate is a long term play!
