2) Higher risk equals higher volatility. It should not be trivial.

4) I have a very clear understanding of the difference. It’s called buying the dips, classic investor strategy. 

5)  Yes, but somehow you do. Thia debate is going nowhere because you digress form the obvious facts. Clearly someone has an understanding of how real estate works vs someone who does not.  

6) Now back to SRT, good assets which produce cash flow, but highly leveraged. Recently was forced to dispose of several assets to clean up the balance sheet and save the distribution. Should they be required to draw on their line of credit for additional liquidity, the interest will eat up their FCF.
