This two-building, 98,000 square foot development will be directly adjacent to the first Boulder Commons project for which Integral Group also provided engineering and design services. One building will consist primarily of offices and the second building will be a multi-family residential building. There will also be retail space on the first floor of both buildings.
Integral Group is providing MEP design, PV design, energy modeling, daylight modeling and water consulting services on this project. The buildings are designed with bioclimatic and passive design strategies to minimize energy use while maximizing comfort and connection to the outdoors.
These strategies include daylight harvesting, natural ventilation, and a super-insulated and air-tight envelope. A high efficiency, variable refrigerant cooling, heating and ventilation system is utilized to maximize free heat recovery for the buildings while providing a simple, flexible, low cost and low energy HVAC solution.
As an aggressive energy reduction strategy, a unique system will extract heat from the residential building wastewater system in order to pre-heat the hot water source for showers and sinks.
