If it wasn't for artificial support from offering, BPY would have not moved or dropped in this period. RioCan has slowly been creeping up. Little by little which is exactly what I want. 


keep paying management fees more than the FFO.

this gap down will result in reit investors moving to less risky reits and RioCan will be a beneficiary. Friday up for RioCan, down for BPY.
