Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

First off if I'm modest or not is irrelevant, I'm not here for a pi$$ing contest anyway and you misinterpreted yet again, maybe my point is simply that I'm not a moron and that my interests are aligned with unitholders.  I'm here to make money, not be a bagholder for a decade.  Artis' unit price was 15 bucks on March 1, 2006, explain how that is so incredible.  You make alot of assumptions, and you call people kiddo like age makes a difference in terms of proper critical thinking, so I will call you Old Man Assumption or Old Man A$$ for short since your post history fits that nickname.  Bully you say, wow I'm so sure I'm bullying people here - maybe you are just not capable of having an exchange of views without getting angry.  If you have information just put your precious due diligence here to have a proper dialogue and help share with the board,  I'll put this link which was the Market Call show that I watched that shows that along with a big chunk of investors, analysts did not think the retail spinoff was a particularly good idea:
