HSBC offers Mortgage rate below 1% !!!!If you have a house paid off, you could take out a mortage at 1%,  buy Preferreds yielding 7%, make 6% instantly.  Instant CASH FLOW POSITIVE.....   Just Crazy....   

Price of Preferreds heading higher.... Yields are just crazy still..... 

All just my opinion/view/understanding.
