Operational Update
Operational UpdateThe operational update looks decent. Looks like they lost 0.6% occupancy (Jan 2020 vs Jan 2021). They should still be growing AFFO in Q4. If I had to, I would estimate:
- Subtract $700K revenue due to occupancy.
- Add $700K for mortgage interest savings.
- Add $700K for property acquisition.
- Add $200K for the slight rent increase.
- Subtract $60K for Operating expense increase.
Operating expense only showed a 0.1% increase in the first 9 months of this year, so we can go with that.
It's impossible to know until we see in Feb, but it looks like we will see another AFFO increase in Q4 2020 over Q4 2019. I would guess 1% to 5%. The Edmonton units for sale don't appear to be available anymore, so I assume those sold. They were listed at 185K a unit, so that would be a good sale.
