Seems like a smart deal to me at first glance. Capitalize on the strong frothy market to nail down significant financing to ensure that this brings the project into reality. Waldo is very opportunitic in terms of raising capital during favourable market conditions, he did the same several years back. Significantly de-risks the project which is one of the most importnant aspects for other investors. Lots of long term value to be realized over the next 2-5 years no doubt.
