Greetings Investors,
One thing the United States did not anticipate to happen in 2020 was for the home building market to skyrocket like crazy!
In fact, new-home construction activity last year soared to the highest level in over a decade!
“Residential construction remains well-supported by (so far) record-low mortgage rates, record-lean resale listings, and the migration of teleworkers to the suburbs.”
— Michael Gregory, deputy chief economist at BMO Capital Markets.
>“Housing starts have recovered and were at their strongest pace in more than 14 years. There aren’t enough homes in this country to go around, and we need a long-lasting surge of construction to meet demand.”
— Holden Lewis, home and mortgage expert at personal-finance website NerdWallet.
(Source: https://www.marketwatch.com/ story/new-home-construction-activity-soars-to-highest-level-in-over-a-decade-as-builders-rush-to-produce-single-family-homes-2021-01-21)
While it's great that construction is booming, many people have no idea that the construction industry has one of the largest carbon footprints of any industry!
The use of chemicals in our buildings have increased as we try to improve their fire resistance and thermal performance. This has thus increased the prevalence of Sick Building Syndrome (SBS) caused by the exposure to these toxins.
SBS is a condition in which people in a building suffer from symptoms of illness or become infected with chronic disease from the building in which they work or reside. This can include headaches; eye, nose, or throat irritation; dry cough; dry or itchy skin; dizziness and nausea; difficulty in concentrating; fatigue; and sensitivity to odors.
Luckily there is a solution.....
We don't have to stop construction, but we must start considering hemp for the future!
Did you know hemp materials can replace the use of these chemical laden products and even improve the health of people living in them?
With the world filled with concerns over health and environmental issues, hemp building products are quickly becoming a solution to both issues!
Hemp building materials trap carbon absorbed by the plant during the growing process into the building sequestering them for the life of the structure.
Houses built using locally sourced hemp that are constructed with hempcrete can actually be carbon negative!
Unlike concrete and its binding cement, which accounts for about 8% of human-generated carbon dioxide emissions annually, hempcrete can actually sequester CO2.
According to a recent study, hempcrete can sequester 307 kilograms of CO2 per cubic meter (19 pounds per cubic foot), roughly the equivalent of the annual carbon emissions of three refrigerators. (https://www.greenbuildingadvisor.com/ article/hemps-promising-future-in-construction)
“While we’re growing it and building hempcrete, it’s sucking CO2 the whole time and encapsulating the CO2 in the structure.”
— Eric McKee, founder of the U.S. Hemp Building Association
Buildings made from hempcrete also easily stay cool in the summer and warm in the winter — resulting in a perfect material for nearly any climate and leading to substantial energy savings!
The positive impact of using hemp in building materials is obviously clear....

The Colorado HAIZ Project
Mission of the HAIZ – To fully utilize 100% of the hemp plant in producing healthy products for people and the planet!
The Colorado HAIZ project is being developed under the banner of Innovative Hemp Technologies (IHT). The core objective of IHT is to develop green and affordable homes in a Planned Unit Development utilizing hemp-based construction materials to meet historical pent-up demand in the area.
This will complement the projects onsite development of largescale irrigation and cultivation of industrial hemp and the manufacture of hemp-based construction products and textiles.
The project will significantly expand the existing water rights and infrastructure assets through the completion of a series of targeted acquisitions strategic for accumulation of long-term real estate assets, while generating multiple revenue streams for the Company.
Most hemp projects struggle as growing the hemp is only a small part of the business equation. Finding a market and a purchaser for the hemp will ultimately dictate the success of the project.
There is substantial pent up demand for hemp that has not been fulfilled over the last several decades.
The Colorado project is fundamentally a real estate project that has a methodology to significantly increase the value of the real estate assets acquired and generate an initial revenue stream from the marketing of affordable eco-friendly housing!

The resulting acquisition of these WSRC Prefs will give GHG control over WSRC, and specifically its strategic water infrastructure assets that will be an integral part of the HAIZ project.
Documented historical valuations of the 4,000 acre feet of water rights and associated infrastructure are based on 2013 and 2015 MAI appraisals and engineering reports.
This water infrastructure has been diligently developed over the last 15 years and collectively supports a value of $40 million or higher!
The company has contracted a third party valuation of this initial assessment value to support such appraisal.
The availability of these water resources is a key resource in developing the project and creating multiple revenue streams from its three operational segments:
- Hemp cultivation
- Processing
- Sustainable construction
Affordable Housing is an approved “beneficial use” for the water.
- Approved for 2,969 residential dwellings
- 40 years of affordable housing shortage
- 1,000 acres identified
- Average house size – 1,500 sq ft
- Target selling price $275,000 - $425,00
“Since Global Hemp’s inception, the Company’s vision has always been about sustainability and collaboration, with a focus on the development of the industrial aspects of the hemp. The multiple applications of the hemp plant, notably in the building industry, will become the most significant over time. This project combines all of the Company’s values into one project.”

Why Hemp Houses?
It was in 2018 that President Trump signed the Farm Bill, legalizing hemp. This accelerated the hemp industry's growth!
Jacob Waddell, President of the U.S. Hemp Building Association has stated, "The future will demand improvements in our construction practices to create a sustainable industry. Hemp is our opportunity to improve the health of our families and our world by building smarter."
Joyce Beckerman, vice president of the Hemp Industries Association has said of hemp, “The overall environmental footprint is dramatically lower than traditional construction.” (Source: https://www.cannabistech.com/ articles/ hemp-hempcrete-the-most-sustainable-building-material-on-Earth/)
The building sector is one of the greatest burdens to the environment. Globally, buildings during their life-time, are major contributors to climate change!
Hemp is one of the few plants on earth that can provide significant social, environmental and economic benefits. It is also one of the only plants that can be grown commercially almost anywhere in the world.
The growing and harvesting of hemp is a far more sustainable process than harvesting wood for use as building products due to the short time period in which a crop is ready to harvest.
The hemp-lime combination, commercially called Hempcrete, offers new environmental perspectives.
Viewed in the whole life cycle, the hempcrete house is carbon neutral, or may even be negative, contributing to the reduction of CO2 produced in construction and the operation of a hemp house!
You can construct a modest sized home with 4 to 5 acres of hemp, which will sequester approx. 20 tons of CO2!
Additionally, as the hempcrete dries over time and re-carbonates, it will recapture some of the CO2 that was released in the lime fabrication process.
Advantages of hempcrete:
- Environmentally friendly
- Low carbon footprint and fully recyclable
- Excellent insulation, low thermal conductivity
- Non-hazardous to work with
- Natural pest resistance
- Fire resistant

The Bottom Line
In the coming decade, the interest in “going green” will only continue to grow, especially in construction....
In the past year the construction space has blown up and going forward, the trend to emerge will be improving standards and use of better and safer building products.
Several companies are already involved in green building practices including Honeywell International Inc. (NYSE: HON) at over $200 a share!
This gives a representation of the growth potential there is for emerging players such as Global Hemp Group Inc. (OTC: GBHPF | CSE: GHG | FRANKFURT: GHG) who could see explosive upside ahead as the company works on the Colorado HAIZ project to establish a name for itself in using hemp to build green homes in the U.S.!
This could be just the beginning of many more projects to come!
Historically hemp projects have struggled as growing hemp and identifying a market to sell to, will not create a successful company.
But adding a buyer for your product to the equation and becoming vertically integrated, certainly will. In the case of the Colorado HAIZ, a market has been identified with large scale pent up demand (affordable housing) that hasn’t been relieved in several decades.
Additionally, if you do not already have the necessary water infrastructure in place, there is a huge barrier to entry for others.
Well Global Hemp Group Inc. (OTC: GBHPF | CSE: GHG | FRANKFURT: GHG) has the water and the assets are valued at $40 million!
This is the ideal market to enter for the company, as the real estate side of the project will be successful even before the inclusion of hemp-based building materials!
As the practice of green building rises in popularity, construction companies across the United States will have to eventually adapt their outdated methods and consider hemp in their methods.
It's going to become vital to reduce carbon emissions and eliminate waste, while improving sustainability under the pressures of environmental regulations and public attention.
These are the kind of changes that benefit progressive investors looking towards a "green future" and Global Hemp Group Inc. (OTC: GBHPF | CSE: GHG | FRANKFURT: GHG) is one to keep a close eye on in 2021!
