I believe we can reach a base price of .40 - .50 cents by years end. 

The water report I think should be reviewed shortly, possibly might have already done it or currently are.  The council will give the final approval, patience is all thats needed. Sage alone could represent a 1$ MC when fully built out. Jeff also kindly purchased water rights ($2.6 Mill USD) and  "has agreed to transfer 95 Acre-Feet of his annual pumping rights to the Sage Ranch project as a gesture of goodwill to the City. "

Mexico deals are also being formed. its just a slow hourglass... but eventually the bottom will fill.  


  PWR and GRB operate in full efficiency. Rare dilution and little mngmt costs.  

Building a position at these levels wouldn't be a bad idea. cheers
