As a result, prices are up 3 per cent in the past month and over 27 per cent in the past year, a gain of about 30 per cent since the pandemic low of last spring. Nevertheless, prices remain 13 per cent below their bubbly high of 10 years ago, when pent-up demand temporarily outstripped supply from mines still recovering from the Great Recession of the late 2000s.
