TRADING MULTIPLES

As of July 2021 (before last acquisition announcement), Nexus traded based on a 12.4 x AFFO multiple.

The average of four industrial reits trade at 22.8 x AFFO multiple.

Nexus transition to a pure industrial reit has a potential upside of 83.9%.

STRATEGIC PARTNER


RFA Capital is their strategic partner.  They are a private real estate inventment company and have so far arranged for 27 acquisitions for Nexus not counting the last acquisition.

RFA currently owns 10% of Nexus stock which highly motivates them to help Nexus be even more successful.

A senior managing parter of RFA is the current Chairman of Nexus board of directors.  Another senior RFA partner also sits on the board of directors for Nexus.  Two of Nexus five board of directors are from RFA so these significant owners of Nexus are actively involved in directing the companies success.
