thirty m reasonsMeeting guy late lunch today his proposal is I pledge $10 m my assets and he lends me $30 m at 20% for one year.  Interest prepaid so I only get $24 m but have to pay back 30 m one year.  I think can triple in my real estate but not positive and downside bankruptcy.

What would you do?

Alternative is bring in equity partners dilute myself.
