They say "over 140 basis points of sequential occupancy improvement". I hope they are charging more.
The loss is mainly due to changes in fair value (around $11M net). Since their average cap rate is now 8% with all their fair value adjustments, I don't think they'll do many more. When the market stabilizes, cap rates will likely move back down towards 7%.
