RE:RE:RE:RE:All the momentum has evaporated I'm not in this yet have always been interested but have never pulled the trigger, which is good as it's been a value eroding REIT. It also never has seemed to raise the dividend, just lowered it like 4-5 times.
But what is the current Asset Value? It might be an interesting short/medium term trade or hold if it's well below current price. I would still say momentum is upward, tho it's now rangebound for the time being.
The dividend on forward yeild seems to be 5.7% (based on current close) that's not insignificant, bonds are much less and I can get margin for 4.05%, theoretically I can gain 1.65% on borrowed money. There are much higher, more secure and growing dividends (especially in the REIT space) to be found which is why I've never been that close to pulling a trigger, but 5.7% or I believe it used to be around 7-9% will always make it pop up if your looking for these types of returns.
I would wonder if this pandemic has been a reset for the company, and the lower dividend than previous can be built upon? They are suppose to pay out like 90% of profits to shareholders I believe, where are they currently at? What can be expected as we move along in the normalization?
I'm not currently informed or willing enough to throw my money into this, but it's always on the radar. I can see a reason for interest in this REIT depending on what you want, need and are playing for.
Lets hear more info and opinions on 'Where this is valued at?' and 'why?', rather than just 'this is a bad stock to hold/buy'... Where might this be an interesting stock to hold? Most of the time there aren't really bad companies, there are just bad 'values' to buy and hold at, and everyone can always find companies they feel have better potential.
Someone who had the foresight to buy in the sub-2.60 range over a year ago would likely tell you it's been a pretty good investment, and would be getting an over 9.2% forward yield coming on thier purchase with an over 60% share price gain. That's not too bad, below many others but still rather good.
Too many people have short sighted opinions on companies rather than giving out solid useful info. (Same goes the other way too with people cheering on over valued companies)
