Yasch or anyone, in an exclusive agreement is the buying party required to put some type of money in escrow for halting bb from negotiating with someone else? And if deal falls through is the money in escrow automatically disbursed to bb?

The price is already agreed per Chen. So wtf is there left ? Price is the main thing. The other stuff should be easy if price is agreed to.
