EV is below the MC already even after the last dividend payment.

Current liabilities in the past financials of only $11 million, and the only long-term liabiliies are a small lease liability, a small deferred tax liability, and the new 4.30% $8.1 million mortgage.

Current Canadian inflation rate officially is 5.10%, the highest since 1991.

I still like the taking advantage of that $8.1 mortgage:

The $8.1-million mortgage has an initial term of five years with a fixed interest rate of 4.30 per cent and an amortization period of 25 years. Payments are due monthly, with the option to prepay up to 15 per cent in any 12-month period. The mortgage is secured by land and buildings owned by the corporation and located within Alberta, Canada.
 

Anyone with a productive business offered financing on those terms should take advantage.
