Rising interest rates maybe? I think our improving top line should counter that without too much problem. Despite rising gasoline prices, it looks like travel is going to explode this summer, and our hotels servicing the Permian oil country in west Texas will have a stellar year.

I was cautious a few months ago, but things have improved a heck of a lot since then.
