Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Agree, completely. From what I could gather from the analyst questions during the Q4 '21 and Q1 '22 conference calls there were some analysts who did not seen satisfied with the detail of some responses. For example, Samir was not prepared to explain exactly which public securities were being purchased and for exactly what reason. It's normal that he would not want to encourage the share prices of these securities to rise and make it more difficult to purchase them at a substantive discount. The market has not yet recognized the quality of Artis' investment thesis and in a way it makes the NCIB more effective and will promote long term share appreciation even more ;).
