That's also a ton of kids that will be packed into that pool. Of the (5) parks (not nine) one exists because it actually a required retention pond for draining 138 acres of surface water.

Now that you have all the engineering and landscaping drawings in place.

How much will the Home Owners Association cost add to everybody's mortgage payments per month? Considering the HOA is also responsible for the care and maintenace of siding, windows, shutters, paint, roofs, landscaping, etc. for over 500+ of the buildings I would imagine that creates a significant additional cost to your monthly mortgage payments.

The City gave you 12 months to submit the PD plans. Why has it taken 13 months?

Does the City now need to complete an independent hydraulic analysis of both the water and sewer systems before approval?

Will the City approve the PD plans with the water district lawsuit still outstanding over the City and Sage Ranch?

Of the parks one exists because it actually a required retention pond for draining 138 acres of surface water.
