MHP I'm happy you are back! Are you basically saying that POU is a maximum value proposition at $60 a share? This is the highest it is capable of hitting?

Also, NuVista has nearly the same production numbers as POU, do you feel they are undervalued or is it the difference in land dispositions that make POU more valuable per share?
