Totally agree! A special dividend can be paid from the sale of Sage Ranch and the rest stays in the war chest. Jeff mentioned something similar in the last interview. 
 
With the cash infusion, GRB can build a lot of new projects - having a lot of cash in these uncertain, volatile times creates a lot of opportunities.

I would hold Jeff to this final offer. I believe it is a great one. Hopefully some Fund Investment Company will buy Sage Ranch. No Delusion is fantastic.
