The USDA website has a very generic set of information on their programs. It is NOT where you go when you want to go buy a home in their program.  As stated before, each area within a region that is within a State has its own set of metrics.  Duh, the metrics of each area changes within a mile or three.

When you want to go buy an existing old home in Tehachapi.

Your agent sends you to a mortgage broker who pre-qualifies you under USDA for the loan guarantee program based on the funding sheet they have at that moment. That info is not on the USDA website.
How could a website cover the metrics of over 300,000 voting districts within 99,999 zip codes.

If you pre-qualify, fine, you move ahead with the purchase.

If you want the 502D program where each loan is from the USDA directly, and for Sage Ranch in particular, you speak with a real estate agent that is connected to the USDA with a program sheet specifically on Sage Ranch. That sheet is not issued until we get the "Yellow Report" which allows us to take "non-refundable deposits" and close escrow. We already have the "pink report" which is refundable reservations.

When do we get Yellow?  When PDP is approved.

Does the USDA or the DRE care about Stockhouse posters?  NOT one person cares about you in the real world!
