I posted the above on June 22nd. The only change is that the interest rate on my line of credit has increased to 7.45%. Looks like my capital gain is the definition of free money?

My book cost is now down to $7.46 a share as I was able to add more to my position as I had my line of credit increased. Therefore going forward, I am receiving yield of 9.6% and my interest rate is now 8.2%!
