You know those pre buy condos, the ones you buy before the construction of the building starts. Most people buy them to flip and have no intention of holding them to completion. Well these people are in a whole lotta hurt right now. In the greater (GTA area according to a new report just out), are unable to flip their condos, according to agents in the GTA area this market is the worst they have ever seen. Of the 35,000 condos coming on stream over the next 12 months something like 32,500 of them are looking to be flipped ( people trying to get out before they have to close the deal) and over 50% of those people would not qualify for the mortgage if they tried to keep it. The same is happening in Vancouver to a lesser degree. These are the same people that buy these penny stocks.
