I share your sentiment in principle.
The challenge is that the acquisition price of new assets is very high (low cap rates).
Developing new GTA assets is a process. You need permits etc and then you need builders.
Even if it was possible to build 4 million square feet in Caledon in 2023 it could take too nuch
time to lease it all quickly.
Zero percent vacancies is a short term thing in the Industrial space.
While it might take 10 or 12 years from start to finish to build an Apartment building
the timeline for an Industrial building may be 3 years.
