Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

RE:Artis FFO and AFFOAnd fewer shares as the buyback reduces the share count.    FFO and AFFO per share are going to be about neutral after it s all said and done.   NAV per share goes up on the margin for every share bought back at less than 50% of NAV.    Looks like NAV will take  a hit on FMV "adjustment" for higher Cap rates on certain properties like office.   

I m very happy for Artis to have sold the most overvalued and highest occupancy sector in North America,    Industrial.      Do we have much residential to sell here?
