Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. RE:Artis FFO and AFFOMy opinion is it depends on how they allocate the net proceeds.  FFO/share will go up as they start utilizing the NCIB to a significant degree, and the public securities they purchase the dividend will be added to FFO.   Initially I wouldnt be surprised if it drops from 0.35/0.25 to 0.30/0.20 (give or take 0.02 in either direction)..  BUT overtime, through the NCIB it should go back to 0.35/0.25 and possibly higher if they keep cancelling at $8/9 bucks!
