Sage Ranch Update

Sage Ranch UpdateI asked Jeff for a Sage Ranch Update. He responded with this email:

Hi John,

> 1. Greenbriar's independent professional engineers filed the completed PDP to the City on Nov. 17, 2022.

> 2.The City responded on Dec. 23, 2022 to the PDP with only two pages of recommended revisions. Many 1000 unit Subdivisions have 30 to 40 pages of revision requests from governments. Having two pages underscores the high quality of our workproduct.

> 3. The revision requests centered around landscaping, the Central Park, the amenities, and some of the outside finishes.

> 4. The common area landscaping for 995 homes covers 138 acres. City code called for common area tree spacing at between 25 and 30 feet. Our engineering team had drawn the final detailed drawings at 27.5 feet to meet the code. The City, on their requested revisions, asked for 25 feet. This change is being redrawn by our engineers.

> 5. The outside pool by the clubhouse was requested by the City to be 50 by 75 feet. We are making the changes. There were some minor changes to the layout of the basketball and tennis court.

> 6. The cottage homes have a minimum 5 foot facade wrap code on the sides. We engineered the drawings for 5 feet. The City wants the sides to go beyond 5 feet to the full side. We are making the changes. The cottage homes are attached so this only affects the end units.

> 7. Engineering staff met with the City last week and all changes will be submitted 3rd week this month.

> 8. We are aiming to pull construction permits in April.

> 9. We purchased our own separate 2,000+ square foot building on Tehachapi Blvd on the downtown strip for $410,000. It's about a 7 block walk from Sage Ranch. We just completed $200,000 in renovations and have another $100,000 to go. We should have this sales office grand opening within 5 weeks. It will also house the Keller Williams brokers, where 3 local teams sell over 300 homes in the Tehachapi area per year.

> 10. Our Sage Ranch sales website will go live next month. It will look something like the Toll Brothers website for their Santa Clarita Subdivision.  (Valencia)

> 11. Voya Financial, who is providing our $40 million construction line of credit, is connecting us with Nova Group GBC. Nova is bigger than Altus in the USA and will provide us with a report outlining how much environmental credits is generated by Sage Ranch and take us through the LEED certification process with the goal to monetize our environmental attributes. Nova will also act as the Independent Engineer for Voya, in which they monitor our General Contractor and the construction funds  thereof from Voya.

> 12. Our General Contractor met with the Federal Government and the agency is fully loaded with funds to deeply subsidize our home buyers.

> All in all things are shaping up for a big 2023.
