You go to the bank to borrow $50 000. They agree, but at a very high interest rate.
And, they require you to put up both the cottage, and the house up as collateral to get that high interest rate loan.
I would suggest that the bank does not have a lot of confidence in you.
That is why the share price did not go up after announcing the financing.
