It's a balancing act between best run and valuation. I believe Buffett said something along those lines - great company at a fair price. Agreed. I hold to satisfy the real estate component of my portoflio - zero work other than hundreds of hours of research and analysis. I'm not a landlord - I'm a numbers guy. I lose no sleep holding these. Hard asset long term thesis (10+ year investment horizon).
